What a visit covers

Twice a year, and here is what Steve actually does

Once in spring before the cooling season, once in fall before the heat comes on.

Spring, on the cooling side

  • Chemical clean on the outdoor coil. Steve puts chemicals on it and sprays it down two or three times until it is clean through. A hose on its own leaves the packed dirt where it is.
  • Capacitor tested, along with the condenser fan motor on top and the compressor motor.
  • Blower confirmed running and the filter checked inside.
  • Temperature drop measured across the coil. He wants 15 to 20 degrees and 18 is where it should land. Off that, he adjusts the blower speed.

Fall, on the heating side

  • Motors and capacitor tested. Furnaces with electronic ignition do not have a capacitor.
  • Blower wheel checked for buildup, and the filter with it.
  • Inducer fan motor checked, which is the part that carries flue gas out of the house.
  • Gas pressure read on a manometer and adjusted if it is off. Run it too high and it tears up the heat exchanger. Too low and the furnace will not work properly.
  • Temperature rise measured, and the blower speed adjusted to match.

Why the outdoor clean is the one people skip. Cottonwood finds the unit no matter where you live. Add the clippings a mowing crew blows into it and hair from the dog, and the fan pulls all of it in from every side. It packs in worst around the back, so a unit that looks clean from the front can still be down about a quarter of its cooling capacity, with the power bill to match.

A tuned system does lower that bill. How much depends on the house: attic insulation first, then the windows and doors, then the sill plate down in the basement or crawl space, which on older homes was set without foam across it. Steve will tell you which one is costing you the most, and he does insulation too.

Answers before you call

In spring Steve chemical cleans the outdoor coil, tests the capacitor, condenser fan motor and compressor, checks the filter, and measures the temperature drop across the coil. In fall he tests the motors and blower wheel, checks the inducer fan, and reads gas pressure on a manometer.
